Please note: Companyspace.eu is a service which gives premise seekers the full overview over all commercial premises available on the market, and gives commercial premise providers a strong marketing channel for their commercial premises and direct access to a large database of premise seekers. The service is mainly a search engine, but if a provider creates a paid ad, this is always marked clearly in the search overview and on the paid adWhen you as a premise seeker upgrade to PremiumUser you get three benefits. Companyspace.eu is only for commercial use. 

Please also note: As a premise seeker you can be contacted by premise providers via mail or phone in the following situations: If you create a premise seeker ad, you can be contacted by premise providers with offers for premises that match the request in the premise seeker ad. If you request information about a premise ad, you can be contacted by the premise provider that created the ad and other premise providers with similar premises, with offers for premises.                          
                                                                                     
1. General terms
1.1

These terms and any other supplementary terms referred to herein (collectively referred to as the “Terms”) apply to any use of www.companyspace.eu (referred to as the "Companyspace Search Engine"). The Terms apply to the User’s use of the Companyspace Search Engine, which is operated by CSP Medier ApS, Mynstersvej 3, 1827 Frederiksberg, Denmark, Central Business Register (CVR) no.: 32147496. “User” means a person who creates an account with the Companyspace Search Engine. "PremiumUser" means a User who has purchased a subscription service which provides a number of advantages. These advantages are described in section 3.2 for premise seekers, and in Section 4.5 for premise providers. The Companyspace Search Engine only shows commercial premises available in EU/EEA.
1.2
The Companyspace Search Engine is only for commercial use. It is not permitted for private persons or consumers to use the Companyspace Search Engine, since the Companyspace Search Engine includes business premises that are intended for commercial use, and since the providers of the premises do not wish to let to private persons. If a private person or consumer despite this creates a user profile on the Companyspace Search Engine, this is considered a breach of these Terms as stated in point 8.1 and a serious abuse of the Companyspace Search Engine. Therefore, the Companyspace Search Engine reserves the right to close user profiles created by private persons or consumers without warning. Since the Companyspace Search Engine is a marrketing platform, that works as a meeting place between business premise providers and business premise seekers, the User must state correct contact information. The User is obligated to state the User's name and email adress correctly. If the User has a company name, the User is obligated to state this correctly. If the User has a registration number, the User is obligated to state this when registering a profile on the Companyspace Search Engine. This information is stated by clicking Your profile in the top right corner and then choosing "Your data". The Companyspace Search Engine reserves the right to correct the User’s information if it is incorrect.
1.3
It is forbidden for companies in default of payment, and for bankrupt companies, to register on the Companyspace Search Engine, as the Companyspace Search Engine does not wish to connect Users with companies that have difficulty paying. The Companyspace Search Engine therefore reserves the right to deactivate profiles that are registered with email addresses or websites owned by bankrupt companies, or companies in default of payment, without notice. Companies that go bankrupt or in default of payment after registering on the Companyspace Search Engine are obligated to inform the Companyspace Search Engine of this immediately.
1.4
The Companyspace Search Engine is partially a fully automatic market platform, where Users can post user-generated content in the form of commercial premises advertisements or seeker ads, where premise providers and premise seekers can access each other’s contact information, and where Users can access relevant search results in the form of commercial premises or seekers.
1.5
The Companyspace Search Engine is partially a search engine which aggregates vacant commercial premises from freely accessible websites through crawling.
1.6
Functionality for premise seekers: The Companyspace Search Engine is a search engine that gives premise seekers an overview of vacant commercial premises on the market at a given time. The commercial premises in the search engine are primarily search results, where a smaller amount of data is provided, and where there is being linked to the websites where the available commercial premises have been created and advertised. If the premise seeker wishes to know more about a commercial premise, the premise seeker is sent on to the original source. Some of the commercial premises on the Companyspace Search Engine are registered by the premise providers themselves. In this case, the premise seeker receives an email with the contact information of the premise provider if the premise seeker requests further information. It should be pointed out that the Companyspace Search Engine does not establish direct contact between premise seekers and premise providers, nor has the Companyspace Search Engine entered into any agreements with premise providers for that purpose. If a premise seeker creates a search ad, premise providers may contact the premise seeker by email or telephone and offer commercial premises that fits their preferences (paragraph 3.2 specifies which services are available free of charge to all Users and which services are available to PremiumUsers only).
1.7
Functionality for premise providers: Premise providers may use the Companyspace Search Engine to market their vacant commercial premises. A premise provider may create an advertisement for available commercial premises or contact premise seekers who have posted an advertisement for available commercial premises directly. When contacting a premise seeker via a premise seeker ad, the premise provider will receive an email with the premise seeker’s contact details. The premise provider must upgrade to PremiumUser in order to be able to contact all premise seekers (paragraph 4.5 specifies which services are available free of charge to all Users and which services are available to PremiumUsers only).

2. Registration, cookies and emails
2.1
By creating a User profile on the Companyspace Search Engine, the User accepts these Terms.
2.2
As a User, you can unsubscribe from ordinary service emails (emails that relate to the Companyspace Search Engine's functionality) (minus the statutory emails such as invoice emails) and news mails and request or unsubscribe from match emails (emails where the User is notified of relevant newly offered commercial premises or relevant new premise seekers), by clicking "Your profile" in the upper right corner and then selecting the "Mail settings" tab where the User can change the settings. As a User, you can also always click on the link at the bottom of all emails. By clicking this link, the User arrives at a page where the User can set which emails the User wishes to receive. It is not permitted to forward mails to others.
2.3
The User may at any time withdraw all consents by clicking "Your profile" in the top right corner, selecting the tab "Your data" and then clicking the button "Deactivate your profile" in the bottom of the page and follow the instructions.
2.4
The Companyspace Search Engine uses cookies for many necessary functions, to improve the user experience, and for marketing and statistical purposes. At the first visit on the website, the user chooses which cookies can be used. The Companyspace Search Engine uses of cookies in accordance with the cookie policy of the Companyspace Search Engine. The User can always delete cookies stored on the User’s computer in connection with his/her use of the Companyspace Search Engine, or change the selections about which cookies can be used. 2.5
The User must stay updated on these Terms of use of the Companyspace Search Engine, and the User accepts that the Companyspace Search Engine has the right to change the Terms of use with 30 calendar days’ notice. All significant changes to the Terms of use will be communicated by the Companyspace Search Engine. This information will be visible on the User's account when the User is logged in. If the changes involve legal privacy or marketing issues which require renewed consent, the User will be asked to give such consent when logging on to the Companyspace Search Engine next time. The price of existing subscriptions will never be changed.
2.6
The User has the right to disable his/her account on the Companyspace Search Engine without notice. The user can disable the account by clicking "Your profile" in the top right corner, selecting the tab "Your data" and then clicking the button "Deactivate your profile" in the bottom of the page and follow the instructions. If the User has a subscription, the User must stop the subscription before the account can be disabled to avoid loosing the remainder of the subscription period without intent hereof.
2.7
As a User of the Companyspace Search Engine you may be requested to review our service, when you told us that you have found a new premise, rented out or sold a premise or sold a property. It is voluntary whether you wish to review our services, and there is no incentive to make the review.
2.8

When creating a User profile and before purchasing a service on the Housing Search Engine, the user must ensure that all information on the Users data page, including country location, are correct and updated. If the User relocates to another country, this information must be updated on the User profile before purchasing a service on the Housing search engine.

3. For premise seekers
3.1
A premise seeker is a person who is currently looking for a commercial premise. Only persons looking for new commercial premises can register as premise seekers on the Companyspace Search Engine It is emphasized that it is not permitted to create a premise seeker profile without having a real wish for a new premises and just to orientate about the market, since it can lead to wasting other users' time. The posted Premise Seeker Ad must be in English, and the User must ensure that the content of the posted advertisement is true and accurate and that no contact details such as telephone numbers or email and website addresses are included. The Companyspace Search Engine has the right to show the uploaded content or part of it on Companyspace.eu, on other websites, on social media and on its business partners’ media. The User must disable the search ad immediately and within no longer than two days, when the search is no longer relevant. If the User fails to do so, the User’s account will be closed immediately, and the advertisement deleted.
3.2
The following services are available to the premise seeker without payment: The premise seeker may create a premise seeker ad, through which the premise seeker can be contacted by premise providers who are PremiumUsers. The premise seeker may receive email notifications of relevant commercial premises. The premise seeker may contact created premise providers who are PremiumUsers. The premise seeker receives the following benefits by upgrading to PremiumUser: The premise seeker’s search ad will be ranked higher in search results. The premise seeker receives faster email notifications with new commercial premises. The premise seeker gets access to the whole database with commercial premises (if a commercial premise is registered by a premise provider, the premise seeker receives the premise provider’s contact information. If a commercial premise is collected by the crawler, the premise seeker can go to the original source).
3.3
When registering as a premise seeker, the User is obligated to post a premise seeker advertisement with a description of the premise seekers preferences for commercial premises within 3 working days.
3.4
The premise seeker may upload a photo when posting the premise seeker ad. It is the full responsibility of the premise seeker to ensure that the photo is relevant, customary and lawful as determined by the Companyspace Search Engine, that it is not of a sexual nature, and that the premise seeker holds the necessary intellectual property rights to the photo. If any uploaded material infringes third party rights, such material will be removed as soon as the Companyspace Search Engine is made aware of the infringement.
3.5
The premise seeker can be contacted by premise providers via mail or phone in the following situations: If you as a premise seeker creates a premise seeker ad, you can be contacted by premise providers with offers for premises that match the request in the premise seeker ad. If the premise seeker requests information about a premise ad, the premise seeker can be contacted by the premise provider that created the ad and other premise providers with premises that are similar to the ad that the premise seeker has requested further information about. If the premise seeker does not wish to be contacted by premise providers when requesting information about premise ads, this can be deselected by sending a mail to [email protected] and awaiting confirmation before using the premise database of the Companyspace Search Engine.
3.6
The premise seeker accepts that the Companyspace Search Engine's database with commercial premises cannot be 100 percent updated and that errors may occur in a minor portion of the search results. Partly, a premise provider who has created a commercial premises advertisement on the Companyspace Search Engine can, for example, forget to deactivate the advertisement when the commercial premises is no longer available. Partly, it cannot be avoided that a commercial premise is taken down from an external website for a short period of time before the Companyspace Search Engine's robot visits the website where the commercial premises is advertised. Partly, it cannot be avoided that commercial premises that are no longer on the market sometimes will continue to appear as available on external websites, because the webmaster of the external website forgot to update this.

4. For premise providers

4.1
A premise provider is a person (for example a private landlord, real estate agent or administrator) who has right to rent out or sell an available commercial premises. When registering as a premise provider, the User undertakes to contact premise seekers only with offers for commercial premises that match the premise seeker’s preferences and needs as specified in the advertisement for commercial premises.
4.2
Premise providers may only advertise vacant commercial premises which they have a clear, written authorization to handle or which are owned by themselves.
4.3
The posted advertisement for vacant commercial premises must be in English, and it is the full responsibility of the premise provider to ensure that the information provided in the advertisement is true and accurate. The premise provider warrants that the premise provider holds all intellectual property rights to the material uploaded to the Companyspace Search Engine. If any uploaded material infringes third party rights, such material will be removed as soon as the Companyspace Search Engine is made aware of this. The Companyspace Search Engine has the right to show the uploaded ad content or part of it on Companyspace.eu, on other websites, on social media and on its business partners’ media. Advertisements for vacant commercial premises may not include any contact details such as telephone numbers, email and website addresses, or other details. If the User breaches this provision, the User’s account will be closed immediately, and the advertisement deleted. The User must inactivate the advertisement for vacant commercial premises immediately when the commercial premises is no longer vacant.
4.4
When sending offers or other information to premise seekers, the premise provider must make sure not to disclose other Users’ contact details to others. Consequently, the premise provider may not contact more than one User in the same email in a way that allows the Users to see each other's email addresses.
4.5
The following services are available to the premise provider without payment: The premise provider may advertise a vacant commercial premise allowing premise seekers who are PremiumUsers to contact the premise provider. The premise provider receives email notifications of relevant premise seekers who have created a premise seeker ad. The premise provider may obtain contact details of premise seekers who have created a premise seeker ad and have upgraded to PremiumUsers. The premise provider gets the following advantages by upgrading to PremiumUser: Advertisements for commercial premises created by the premise provider will rank higher of search results. The premise provider may be contacted by all premise seekers (whether they are PremiumUsers or not). The premise provider can contact all premise seekers who have create a premise seeker ad.
4.6
When a premise provider creates an advertisement for vacant commercial premises, the premise provider may be contacted by premise seekers by email or telephone.

5. Disclaimer
5.1 
The Companyspace Search Engine is an automatic platform with User-generated content, where premise providers and premise seekers advertise vacant commercial premises and requests for commercial premises. The Companyspace Search Engine only facilitates the information and does not assume responsibility for any information provided by Users or for any agreement entered into directly between Users. CSP Medier ApS disclaims all responsibility for all agreements entered into between the Users. The User accepts that the total liability that may be incurred by the Companyspace Search Engine in no circumstances can be more than 0 (zero) ​Euro.
5.2
It is of no concern to the Companyspace Search Engine whether contact information delivered from the Companyspace Search Engine ​results in an agreement between Users. The Companyspace Search Engine does not establich contact between premise seekers and premise providers.
5.3
Where the Companyspace Search Engine retrieves information directly from the website of a property company or a third party, the Companyspace Search Engine is not responsible for the accuracy and correctness of such information.
5.4
The User is personally responsible for the information published by the User in the Companyspace Search Engine.
5.5.
The Companyspace Search Engine has been proactively optimized for the most common browsers: Chrome, Safari, Edge and Firefox. The Companyspace Search Engine is not proactively optimized for marginal browsers with a small market share, obsolete browsers and browsers that are being phased out. For instance, the Companyspace Search Engine is not proactively optimized for Internet Explorer, Opera, Tor, Vivaldi etc. However, if the Companyspace Search Engine is notified about an error in the presentation of the search engine in a browser of any kind, the Companyspace Search Engine will correct the error if possible.

7. Terms and conditions and payment
7.1
All Companyspace Search Engine services are purchased online. The information about VAT number given by the user is validated by the Companyspace Search Engine in the EU validation system for VAT VIES.  The Companyspace Search Engine has no responsibylity for technical issues, downtimne etc. If the validation shows that the VAT number is valid, the rules on reverse charge for VAT are applied in accordance with Council Directive 2006/112/EG, Article 226. The User confirms that it is the User’s responsibility to ensure that VAT is reported correctly to the tax authorities.
7.2
Both premise providers and premise seekers may create a User account with the Companyspace Search Engine free of charge (see 3.2 and 4.5). Users can choose to upgrade to PremiumUser, which is a subscription product that provides several extra benefits.
7.3
How to buy a PremiumUser subscription: Create a User account or log in to an existing User account. Click on “Your profile” in the top right corner of the screen (you must be logged in to see it) and choose “Buy access”. Confirm that you wish to subscribe and accept automatic charge from the selected payment method. Enter your payment details and approve the purchase. As soon as you have approved the purchase, the subscription is activated and you can start using the relevant subscription services.
7.4
Current subscription prices for premise seekers: When upgrading to PremiumUser the price is 9 Euro for the first day and then 9 Euro per 7 days in an ongoing subscription. The subscription fee is automatically charged by use of the User's chosen payment method at the beginning of a new subscription period, until the subscription is stopped. If the User stops the subscription within 24 hours of purchasing the subscription, the User pays the minimum price of 9 Euro. There is no minimum commitment periode on the subscription beyond the current subscription period. Subscription prices for new subscriptions may in some periods vary as a result of special offers and / or changes in subscription periods. Once the User has purchased a subscription, the price will not change during the subscription period.
7.5
Current subscription prices for premise providers: When upgrading to PremiumUser the price is 9 Euro for the first day and then 9 Euro per 7 days in an ongoing subscription. The subscription fee is automatically charged by use of the User's chosen payment method at the beginning of a new subscription period, until the subscription is stopped. If the User stops the subscription within 24 hours of purchasing the subscription, the User pays the minimum price of 9 Euro. There is no minimum commitment period on the subscription beyond the current subscription period. Subscription prices for new subscriptions may in some periods vary as a result of special offers and / or changes in subscription periods. Once the User has purchased a subscription, the price will not change during the subscription period.
7.6
If a payment is not successfully settled, the Companyspace Search Engine will make new attempts at collecting the amount for a period of time or by relevant activity in order to avoid unintentional termination of the subscription, so that the User does not unintentionally lose the service and benefits that the User expects to receive, such as quick information about new accommodation on the market.
7.7
Users who have purchased services from the Companyspace Search Engine will receive an email confirmation.
7.8
If the User’s payment card expires or is blocked, the subscription will be terminated at the end of the current period.
7.9
All invoices can be found on the page “Invoices”. Click on ”Your profile” at the top of www.companyspace.eu (you must be logged in to see your account). Then click the page “Invoices etc.”.
7.10
How to stop a PremiumUser subscription: Click on ”Your profile” at the top of www.companyspace.eu (you must be logged in to see your account). Then click the page “Invoices etc.”, then click the button “Access program” at the bottom, and then follow the guide on the page that appears after clicking the button “Access program”. When the User stops the subscription, no further amounts will be charged from the User’s payment card (or by use of other payment method), and the PremiumUser access will terminate automatically on expiry of the current subscription period.

8. Unauthorised use of the Companyspace Search Engine
8.1
Any unauthorised use of the Companyspace Search Engine or breach of the Terms will be deemed a material breach of these Terms, entitling the Companyspace Search Engine to close the User’s account and delete all content posted by the User. If the Companyspace Search Engine finds the breach to be of a particularly serious nature, the User may be excluded permanently from the Companyspace Search Engine.
8.2
If any act or omission by the User causes information on the Companyspace Search Engine to be lost or causes harm or damage to the Companyspace Search Engine or to other Users, then the User is liable under the general rules of Danish law for any loss incurred as a result of such harm or damage. The User is not liable for any indirect loss such as loss of profit or loss of revenue. For this purpose, loss of data is considered a direct loss. In the event that a User causes harm to another User, the Companyspace Search Engine is entitled to assign its claim against the User causing the harm to the aggrieved User.
8.3
The User may not decode the Companyspace Search Engine or try to get access to the source code or related documentation in any other way, including the structure of the Companyspace Search Engine, except as justified by normal use of the Companyspace Search Engine.
8.4
The User may not sell, transfer, distribute, license, let, lease, or lend access to the Companyspace Search Engine to any other party or give such party access to the Companyspace Search Engine.
8.5
The Companyspace Search Engine does not grant any intellectual property rights to Users, in whole or in part. The User may not copy, reproduce, publish, upload, send or distribute any material from the Companyspace Search Engine without the prior written permission of the Companyspace Search Engine.

9. Choice of law and jurisdiction
9.1
These Terms and any other agreement between the Companyspace Search Engine and the User are subject to Danish law. However, if the User is a consumer who has his place of residence in another country in the EU/EEA, mandatory provisions of the consumer protection laws of the EU/EEA country in which the User has his/her place of residence remain applicable.
9.2
Any dispute arising between the Companyspace Search Engine and the User which cannot be settled amicably is to be settled by the courts of Denmark with Copenhagen City Court as the court of first instance.
